How to start a glamping business with domes: a 2026 plan

A glamping business is a small hospitality business with an unusual building in it. Here is the plan we walk owners through, from the plot to the first booking, with the real prices of the domes and an honest line on what has to be quoted on site.

How to start a glamping business with domes: a 2026 plan

Search for “glamping business for sale” and you will see how many people would rather buy one than build one. Building one is not as heavy as it looks. A glamping site needs a plot, a handful of units guests remember, and the plumbing of a small hotel. The units are the part most plans get wrong, so this plan starts with them and then works outwards.

1. Decide what the unit has to do

Pods, bell tents, safari tents, cabins and domes all sell nights, but they do not sell the same night. A fabric tent sells a season. A panoramic dome sells the view, the weather and the night sky, all year round: on a sunny winter day a SkyLodge heats itself to 23–25 °C inside. If your plot has a view, the dome is the unit that turns it into the reason people book.

2. Price the units properly

These are the 2026 catalogue prices of the domes themselves. The first figure is with mirrored Silverstone glazing (reflective Stopsol for the Sophie series), the second with SN Control solar-control glazing.

ModelFloor areaPrice
SkyLodge 520 m²€17,800 / €19,300
SkyLodge 628–35 m²€25,000 / €27,000
SkyLodge 850–70 m²€44,500 / €48,500
SkyLodge S6 · Sophie64–73 m²€40,500 / €44,500

A useful sanity check: on the round domes the price stays close to €890 per m² whatever the size. If a quote is far below that, the saving is in the frame and the insulated glazing, the two parts that decide your running costs for the next fifty years. Every model is on glamping domes, and the full list is in the 2026 catalogue.

3. Budget the costs around the domes

Five lines depend on the site rather than the model, so they are quoted after we have seen the plot:

  • The platform. A dry podium on screw piles: no concrete foundation, no excavation.
  • Power and water to each unit.
  • Interior and bathroom. Zones are laid out in the structure; fittings are quoted separately.
  • Transport and installation. About two months of production, then three to five days on site per dome.
  • Planning and local fees. In the UK the rules for glamping units are decided locally, so talk to your planning authority early. A SkyLodge is a movable structure with nothing permanently fixed to the ground, which is the starting point for that conversation.

A worked example: four SkyLodge 6 Classic come to 4 × €25,000 = €100,000 for the domes and sleep eight. The same four as Avangarde, with the enclosed bathroom and the loft bedroom, come to €124,800 and sleep sixteen. The full breakdown is in what a glamping dome costs.

4. Write the revenue side honestly

Three local numbers decide the return: the nightly rate, the occupancy and the length of the season. Any plan that skips one of them is a brochure. The model for a single unit is in glamping returns in 2026, and density per 1,000 m² is on the investors page. What can be said without a model: the dome is bought once and runs for 50+ years, while a fabric unit is replaced every few years.

5. Add the extras guests search for

“Glamping pods with hot tub” is one of the most searched phrases in the UK. A hot tub on the deck, a dome on a lake on a certified floating platform, or a dome used as a wellness or dining space next to the rooms: these are what lift a site above the next one on the map.

6. See one before you commit

A dome is hard to judge from photographs. There is an assembled SkyLodge in our showroom in Sofia you can walk into, and we will advise you on your project free of charge. Send us the plot and what you want to build through contacts and you get a proposal with the price, the lead time and a delivery outline.

The sizes and prices of the glass glamping domes are in the collection.
