The rule

A house yes, a hotel no, glamping yes

Outside the plan, a plot over 4,000 m² may take a house of 186 m², not a hotel. A glamping site with light structures runs under the Ministry of Tourism’s five-year Glamping sign.

Law 4759/2020, art. 33: outside the plan, land is buildable from 4,000 m²; 186 m² for the first 4,000 m² plus 0.018 of the rest. For this plot roughly 546 m² of house, no hotel. Tourist installations on 4,000 m² or more run at a 0.2 coefficient with a site-suitability approval from the Ministry of Tourism.

Law 4688/2020: the Glamping sign, valid five years, for hotels and campsites outside the plan with light structures in harmony with the landscape; domes are named explicitly.

Ministerial Decision 26716/2025 (Gazette B 7201, 31.12.2025): up to 4 beds plus 2 for children per structure, at least 10 m between structures, at least 50% vegetation cover, 4- and 5-star categories.

Ministerial Decision 14129/2015, art. 2 and 4: a single plot of at least 6,000 m², average slope up to 10%, a side of at least 50 m; fixed units up to one per 1,000 m² and 30 in total; at least 10% of pitches kept for tents.

Capacity

24 SkyLodge 6

The rule sets the number: one fixed unit per 1,000 m², so 24,026 m² allow 24 domes, the maximum this plot can take. At 10 m spacing they use about 9,600 m², 40% of the land; the olives stay between them. Three tent pitches satisfy the 10% rule.

Why two values

The land does not become five times more expensive. The site on it does, because a working hospitality asset is valued by its income: operating result divided by a rate of return. At 7% it is worth more, at 10% less. The slider is there for that reason. Everything on this page is indicative, with ranges, and dated.

Assumptions

Luxury suites in Pelion sell at €140–245 a night, a Relais & Châteaux suite in Chalkidiki from €306, a dome with a pool in Crete at €374. A glazed dome with a sea view and two seasons justifies €260 at 50% occupancy.

Before we offer

What we verify on this exact plot

01

Average slope from a topographic survey: the listing says hilltop, the rule says up to 10% or engineering works at the operator’s cost.

02

Forest map: the olive grove must be classified as agricultural, not forest.

03

Archaeology and Natura 2000 layers for Pelion; the shoreline setback is not an issue at 1,000 m.

04

Site-suitability approval and operating notification through the Ministry of Tourism; wastewater under art. 7 of Decision 14129/2015 as amended in June 2026.
